Is the Triple's Preventive Maintenance Program cost effective?
Regular preventive maintenance is extremely cost effective in both direct and life cycle
analysis. Cost savings are realized directly through more efficient operation of equipment
thus saving energy and water and also through improved durability and extended life of
structure and components. Preventive Maintenance can also prevent many surprise repairs.
Triple M takes cost effectiveness to the next level by providing professional technicians
cross-trained to service most areas of the home quickly and efficiently. This avoids having to
find, screen, hire and manage dozens of specialty contractors that would otherwise be
needed. While at your home, our technicians can take care of many of the annoying punch
list items that are often so difficult and expensive to accomplish yourself.

Isn't this the same as a Home warranty?
No. Unlike a home warranty, which is insurance to partially replace specific appliances after
they have failed, Triple M provides preventive services on over 200 components of the home
as recommended by the manufacturer. Triple M can catch many problems before they have a
chance to fail catastrophically. In addition, these services extend the life of the critical
components and allow for safe, healthier living.

My house is new. Why do I need your services?
You should know the maintenance needs of a new house are the same as that of a
50-year-old house. The difference in condition between the two is the amount of deferred
maintenance that exists from 50 years of inadequate care. New homes can stay new longer
with regular maintenance. In fact, the manufacturers of the equipment and appliances in a
new home require routine services to keep the warranty valid. The best time to start a
preventive maintenance program is when the home is brand new. The next best time is now.

How does the program cost compare to the alternatives?
If you want your home to stay in great condition all of the time, no other company offers what
we do at any price. Nevertheless, because we are able to bundle many services in just 4
efficiently planned visits during the year our package price is a fraction of what you would pay
to individual contractors for the same work. Our maintenance service cost comparison shows
an example of the price advantages you will enjoy. The proactive Triple M's Preventive
Maintenance Program not only prolongs the life of your home but can help you avoid costly
repair expenses by catching small issues before they become big problems. The service
easily pays for itself with the avoidance of a single catastrophic failure.

Why do I need a whole house inspection?
Although not required, regular inspections are the most valuable component of any
preventative maintenance program and we highly recommend them. If you have not had a
whole home structural inspection in the last few years you may be surprised to find out how
many subtle changes have occurred in the condition of your home. Triple M&'s Preventive
Maintenance Program initial evaluation is unique in that it is geared toward the long-term care
of the home. Professional inspectors examine details in, under, over and around your home.
Equipment and appliances are documented to allow efficient service as the need arises. A
report is provided showing the condition of your home, any special maintenance needs and
repairs that may be recommended. This report allows you to plan and take control. During
each quarterly visit, follow-up inspections are also performed on the portions of the home
where work is being performed so that the entire home is covered once every year.

children have relocated to different parts of the country, or world, and their parents need
some help taking care of their home.
Single Parent Households and Surviving Spouses are also common users of the Triple
M Preventive Maintenance Program for many of the same reasons mentioned above. The
time, physical ability, skills, and tools needed to properly maintain a home can be daunting
for many. This can be especially true for single parents and surviving spouses.

What is the advantage of Triple M's Preventive Maintenance Program
over repairing items as needed?
Studies have shown that preventive maintenance is many times more cost effective than
reactive maintenance after something has failed. Not only do you greatly reduce the
likelihood of a catastrophic failure causing major damage to your home and possible harm to
a loved one, but everything is kept working as it should and trouble free for as long as
possible. We truly believe that the Triple M Preventive Maintenance Program lowers the total
cost of home ownership. Identifying, and dealing with, a problem when it is small and simple
to correct provides tremendous dividends compared to the alternative of dealing with a much
larger expense once systems and components have completely failed. One goal of the Triple
M Preventive Maintenance Program is to push off ‘repair and replacement’ as long as
possible, which in turn lowers the overall cost of home ownership for our customers.
From the Jones Lang LaSalle study Determining the Economic Value of Preventive
Maintenance:“
The results of the analysis were overwhelmingly positive for performing preventive maintenance (PM). The analysis shows that an investment in preventive maintenance produces a huge return on the investment.” One sample analysis in the study
resulted in a Return On Investment of 545%, this greater than $5 return for every $1 spent on
Triple M's Preventive Maintenance Program is not unusual. “Maintaining all the equipment
produces the significant returns identified by the analysis and offers a powerful argument for
the value of Triple M's Preventive Maintenance Program and the dramatic impact Triple M's
Preventive Maintenance Program can have on real estate.”
From C. Idhammar, President of IDCON, a reliability and maintenance management
consulting firm, commenting on preventive maintenance programs: “
In the last year we have
verified the Return on Investment to be between 5 to 10 times the initial investment, and after that, 10 to 30 times the cost to run the program.”

If you find a need for a major repair, do you perform the repair work?
No, Triple M will not perform major repairs to your home. We have no financial interest in the
repair work we recommend. In this way, we avoid any conflict of interest and you can be
assured that the recommended repairs are truly needed. One of our goals at Triple M's PMP
is to act as your trusted advisor on all matters concerning the maintenance of your home.
Eliminating this conflict of interest eliminates all motive to recommend unneeded repairs for
Triple M’s' financial gain. Our customers gain confidence and trust in the repairs
recommended by Triple M, and Triple M gets to operate in a manner that is truly in the best
interest of our customers.

I own a new home, why would I need your service?
Owning a new home is even more of a reason to take advantage of the Triple M's Preventive
Maintenance Program. A new home is one of the largest investments people make in their
lifetime. The Triple M Preventive Maintenance Program will keep all of the new components of
your home working smoothly and safely thereby maintaining that new home feel for as long
as possible. By utilizing proper maintenance now, you will avoid any nasty home inspection
surprises should you decide to sell your home in the future. There is no better time to begin
maintaining your home's value, safety, and appearance than when it's new.
The maintenance needs of a new home are the same as the maintenance needs of an older
home. The difference in the condition of a new home and an older home is usually the
amount of deferred maintenance that has not been done in many older homes. A good
maintenance program implemented as soon as possible when a home is new should
maintain a like-new condition for many years to come.
